Services I provide throughout the buying process


1. Buyer Counseling. Conduct a buyer counseling session to discuss your needs and goals, and to plan the search for your property.
2. Buyer Agency Alternatives. Discuss agency alternatives for you and the sellers.
3. HomeBuyer's Kit. Provide this and other pertinent information you will need during the buying process.
4. Financing Qualification. Offer to arrange to have you pre-approved with a lender to identify your range of affordability and to increase your negotiating strength.
6. Property Showing. Show you properties that meet the criteria you have selected.
7. Property Evaluation. Discuss the positive and negative features of a property that may affect its value and future resale.
8. Property Disclosure. Review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
9. Review of Written Seller Disclosure. Thoroughly review the seller's written disclosure statement to enable you to accept or specify the remedy for each fault disclosed. Remedies for any disclosed faults should be addressed the offer to purchase.
10. Mortgage, Inspection and Attorney Review Contingencies. Explain the options of these and other contract contingencies.
11. Home Warranty. I will explain the option of a home warranty plan to reduce your risk of repair when purchasing a property.
12. Home Inspections. Recommend you obtain a professional home inspection.
13. Estimate of Funds Required. Provide an approximate preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
14. Offer Preparation. Prepare a written offer on the property you choose to purchase, with terms approved by you.
15. Home Inspection Remedies. Work with you to request the seller remedy the items you specify after your review of the home inspection reports as your Offer to Purchase specifies.
16. Negotiation Strategy. Prepare a negotiation strategy for the property you have selected, including a written Comparative Market Analysis and advise on the initial price and terms to offer where permitted.
17. Offer Presentation. Present your purchase offer in the most favorable light possible.
18. Walk-Through. Accompany you on a thorough walk-through of the property (if one is provided for in the sales contract) before closing, and assist you in dealing with any problems discovered during the walk-through.
19. Closing the Sale. Monitor and inform you of the progress of the purchase agreement.
20. After-Sale Service. Contact you after the closing to follow up on remaining details or service needs.
