Once a decision has been made to sell your home, you will need an experienced full-time professional real estate agent to ensure that the sale is executed quickly and profitably. To assist you with this goal, I will do the following:

1. Get to know your needs and goals. Offer loyalty and commitment to you in every aspect of selling your property.
2. Review your property.
3. Review tax and special assessment information, loan information, utility costs, history of property, etc.
4. Prepare a detailed report including:
· Marketing plan to sell your home.
· Price and terms recommendations.
· Current financing information.
· Estimation of selling costs.
5. Prepare ads to present your home to the market.
6. Provide guidance in preparing the property to show.
7. In marketing your home I will:
· Contact other Realtors with prospective buyers.
· Notify Realtors with similar price listings on the market.
· Submit to the MLS service which exposes your property to all licensees.
· Place a "For Sale" sign on the property if possible.
· Hold a Realtor Open House.
· Advertise locally and regionally.
8. Communicate Regularly
· Monthly marketing update.
· Weekly update on activities.
· Notify (in advance when possible) of all request to show your home.
· Provide you with all copies of ads, etc.
· Assist and advise on all negotiations.
· Assist you through entire closing process.
9. Present all purchase agreements made on your home.
10. Counsel you on all offers and negotiate the best possible price and terms.
11. Follow-up on closing procedures and title processing through your designated attorney.
